Gas Fireplace (Escea DS1900)

Your gas fireplace is a 3-star rated Escea DS1900 with flexible flue and app control.

🚨 CRITICAL — Annual gas servicing is mandatory

Service annually by a licensed gas fitter. This is mandatory for safety and warranty. Failure to service can create a safety hazard and void the warranty.

• Clean the glass front with a dedicated fireplace glass cleaner (not household glass cleaner).
• Do not place combustible items within the clearance zone specified in the manual.
• The fireplace can be controlled via the Escea app (Android / iOS).

Ceiling Fans (Airfusion Resort 203 cm DC, Matte Black)

• Dust blades monthly with a soft cloth or duster.
• Check blade balance annually. Wobbling can indicate a loose blade or mounting issue.

Heatstrip (Elegance 3200 W THE3200)

• Wipe clean when cold with a soft cloth.
• Check the isolating switch is accessible and operational.
• Annual electrical check recommended.

Ducted Air Conditioning (Ezybreeze — Telli Panagopoulos)

A new ducted reverse-cycle air conditioning system has been installed by Telli Panagopoulos at Ezybreeze.

• Service annually by Ezybreeze or another licensed HVAC technician.
• Clean or replace the return-air filters every 6–12 months depending on use.
• Recommended thermostat settings: 19–21 °C in winter, 23–25 °C in summer.
• Condensation drainage runs through fitted drains — keep external grilles clear.

Velux Skylights (if installed — to confirm)

If Velux skylights are installed:

• Check for condensation build-up, particularly in winter.
• Clean external glass annually (engage a professional if not safely accessible).
